Tenants
We pride ourselves in offering you the most competitive charges for renting property Islandwide. If you wish to take up a tenancy on a property, a completed application form will be required, with a £160.00 application fee (inclusive of VAT) for the first applicant. Any additional applicants will be charged at a reduced rate of £60.00 (inclusive of VAT) each. The application fee is refunded if the application is not accepted, or if the Landlord withdraws from a tenancy, other than for unsatisfactory references.
Tenants are also required to contribute towards the cost of the preparation of new tenancy agreements upon each renewal. This fee will be £35.00 if applicable.
What does this payment cover?
- In the interests of our Landlords, we ensure that extensive referencing is carried out on each individual applicant. Your payment assists with the administration involved in providing this information. This is a standard policy that most professional agents undertake.
- We will prepare a solicitor approved tenancy agreement between yourself and the Landlord.
- Renting a property through a professional agent provides you with extra peace of mind in all aspects of renting. We want you to be satisfied that when you move into a new home, it has not been the stressful experience it once was.
- Your circumstances will inevitably change in the forthcoming future. You may wish to rent or buy another property and will require to re-apply in the same process via another agent or mortgage company. Provided you meet the terms and conditions of your tenancy agreement, we will be more than happy to supply you with a recognised professional reference free of charge.

All tenancies are Assured Shorthold Tenancies for a minimum period of 6 months (unless otherwise specified).
One months rent and a deposit equivalent to one months rent plus £100.00 will be required in cleared funds prior to you taking possession of a property (usually payable on the day you take possession). Unfortunately there are no exceptions to this as it is our minimum requirement.
Rent is payable monthly and the day you take possession is the day your rent will be due each month. This is applicable to all tenancies, including those claiming full housing benefit.

As well as the rent, you are liable to pay for the services such as electricity, gas, water, telephone, oil or calor gas consumption where applicable, council tax, plus any applicable sums.
