Please find to follow our easy guide detailing each of the services we offer together with the associated fee structure.  Please note, a Tenancy Set Up Fee of £400.00 (inclusive of vat) is applicable to our Fully Managed Service.  This fee is applicable to any new tenancy (not renewal of a tenancy) incepted by our agency and contributes towards the cost to:

  • Prepare the tenancy agreements and issue copies to all parties.
  • Prepare a professional independent Inventory and Schedule of Condition together with supporting photographic evidence.
  • Complete the tenancy check in inspection.
  • Complete the tenancy check out inspection.
  • Administration involved to register the deposit and, where applicable, submitting evidence to the dispute resolution service.
  • Handle any dispute process should the need arise at the expiry of the tenancy.
  • Advertising and tenant selection.
  • Conduct comprehensive referencing check to include credit scoring, residency checks, employer checks, in addition to wage to rent ratio calculations.
  • Where applicable, comprehensive guarantor referencing together with the preparation and signing of legally binding guarantor agreement.
  • Right to rent checks.

Tenancy renewal fees:

A tenancy renewal fee of £72.00 (inclusive of vat) will be payable upon renewal of the tenancy agreement.  This cost covers the administration involved to negotiate the new tenancy term, prepare and draft the new Assured Shorthold Tenancy and associated deposit protection paperwork and tenancy addendums, and to issue copies to both parties.

How it works:  By law, Property Agents are required to join a government authorised consumer redress scheme.  The purpose of this is to give consumers of the Property Agent an escalated complaints procedure if they are unhappy with how their complaint has been dealt with by the Agent.
